If you’ve ever bought or sold a home, you know that real estate deals rarely go exactly as planned. There’s always a curveball—a missing document, an unresponsive HOA, a last-minute repair issue. And sometimes, it’s the Realtor who ends up playing detective, courier, negotiator, and marathon walker all in the same afternoon.

Recently, I was representing a buyer on what looked like a great deal. The property was in pre-foreclosure, and the seller—an overseas investor—needed to close quickly. Everything was lining up beautifully: contract signed, inspections complete, financing approved. We were on track to close on time… except for one tiny problem.

We needed a set of documents from the homeowners association to finalize the loan—and no matter what we did, those documents just weren’t coming. The listing agent had been calling, emailing, leaving messages—nothing. The clock was ticking, the lender was waiting, and the deal was hanging by a thread.

So, I did what any good Realtor would do: I got in my car.

I drove straight to the property management office, ready to hand-deliver the request. When I got there, I discovered… they had moved. No forwarding address, no sign on the door. Just a locked office and a very quiet parking lot.

At that point, most people might have given up—but Realtors are built a little differently. We don’t like hearing “no,” and we definitely don’t like losing deals because of red tape. So, I decided to go straight to the source: the condo building itself.

The community was gated, of course, and the security guard was nowhere to be found. So I parked, walked around the gate (yes, literally), and hoofed it half a mile through the neighborhood until I reached the association office. I walked in, asked for the person listed on the HOA documents, and—believe it or not—there she was.

She was lovely. It wasn’t that she didn’t want to help; she just hadn’t checked her voicemail. We talked through what I needed, she printed the documents right there on the spot, and within 48 hours, the deal closed.

Here’s the thing: that closing wouldn’t have happened without a Realtor who refused to let the deal die over a missing form.
